Leasing Process

All housing is rented on a first come first served basis. We do not discriminate based upon race, color, religion, creed, national origin, sex, age or handicap. We are an Equal Opportunity Housing firm.

In order to expedite the leasing process, you may print out the following forms and bring them with you to the property of your choice.

Step One

  • Complete an application.
  • Complete the Parental Guarantee. Must be signed by your parent or guardian and notarized.
  • Bring a $25 application fee per applicant. Application fee payable in cashier’s check or money order made payable to Property Management Associates. Application fee may be waived if holding fee is paid upon turning in the application.
  • Bring a photocopy of your student ID and driver’s license. If you are an international student, you must bring a copy of your passport as well as your I-20.

You can download the files by clicking on the links above. Both the application and the Parental Guarantee must be completed by each roommate. We do not accept the application by fax since the whole package must be complete for us to proceed.

In order to skip the next steps, you may bring a cashier’s check or money order for the deposit when you turn in your application. The amount of this deposit varies depending on the size of apartment and the credit-worthiness of the applicant, but the average holding deposit is $1000.00. This money will both hold the apartment for you and be included as part of your security deposit. We will then proceed with signing the lease—pending credit check approval and receipt of all forms.

Step Two

Contact the manager at the property or properties of your choice and make an appointment to view the unit. You may contact the managers by telephone or email. The contact information can be found at the bottom of each property page. In order to speed up the process, be sure to bring all of your completed documents with you.

Step Three

Once you decide on an apartment and submit the completed package (please make sure your package contains all required documents), your application will be processed and you will be notified of the decision within 24—48 hours.

Step Four

In order to hold the apartment, a holding fee is required. The holding fee amount varies depending on size of the unit and your credit-worthiness and is then used as your security deposit. An average amount for the holding fee is $1000.00. The deposit is payable by cashier’s check or money order made payable to Property Management Associates. Your name and the address of your new apartment must be written on the front of the cashier’s check or money order. Be sure to include the apartment number as we have over 1000 units in the USC area.

Please make your decision carefully. If you change your mind within 48 hours of paying your holding fee, the fee is refundable—minus any associated costs (credit check fee, administrative fees). After 48 hours, your deposit MAY be partially refunded to you. Be sure you are sure.

Step Five

Sign the Lease. All roommates will be named on the lease and therefore must be present to sign before you move in.

Step Six

The first month’s rent is due prior to move-in. The first month’s rent is also payable by cashier’s check or money order. You will be given a form when you inspect the apartment. Please note any deficiencies so that they may either be fixed or noted so that you are not charged at time of move-out.
