Renewing your lease

Paying your rent

  • All rents should be paid online, unless otherwise stated. Please go to www.calstudenthousing.com and click on “paying rent online” and follow the instructions.
  • On occasions, when and if the site is down, please contact your manager and he/she will authorize you to bring rent in person to our offices at 3036 S. Hoover St. #101, Los Angeles, Ca. 90007 or 5120 W. Goldleaf Circle #300, Los Angeles, Ca. 90056.
  • You MUST write your complete address, including apartment number, on your check or money order.
  • We only accept one check per apartment. Roommates MAY NOT pay separately. You may all pay separately by money order or cashier’s check, ONLY if you have a total rent amount. No partial payment will be accepted on line or by check.
  • Rent not paid by the 3rd of the month, no matter what day of the week the 3rd falls on, will be charged a $25.00 late fee.
  • There will be an additional $25.00 NSF fees be assessed to you if your check was returned by your bank for any reason(s).

Moving out

  • You are responsible for paying rent through the end of your lease term even if you decide to move out early.
  • You will be given the option to have an inspection with your property manager present two weeks prior to your lease end date. The purpose of this inspection is to notify you of any chargeable damages or cleaning in your apartment. Your manager will notify you of this option, when she receives a 30-Day Notice to move from you.
  • Regardless of your lease expiration date, you MUST give a 30-Day Notice in Writing of your intention to move or renew.
  • Should you decide for whatever reasons to sub-lease your unit after receiving approval from the landlord, there will be a $150.00 administrative fee charged against your security deposit.
  • Should you decide to add or delete a tenant, there is a $75.00 administrative fee payable in advance per tenant, per occurrence.
